Cancellation Policy
Villa Melusina – Full Rental Policy
1. Booking Confirmation
A reservation is confirmed once:
- the rental contract is signed, and
- the required deposit has been received.
For bookings made within 30 days of arrival, full payment is required at booking.
2. Payment Schedule
- Deposit: 35% of the total rental amount, due within 14 days after booking.
- Final Payment: Due 30 days before arrival. If payments are not received on time, the reservation may be cancelled and cancellation fees may apply.
3. Cancellation by Guest
The following fees apply depending on when the cancellation is received:

| More than 180 days | 10% of total rental amount |
| 180–60 days | 35% of total rental amount |
| 60–30 days | 50% of total rental amount |
| Less than 30 days | 100% of total rental amount |
All calculations are based on the total rental amount, excluding optional extras unless non-refundable.
4. Taxes & Mandatory Fees
The following taxes apply to every booking:
- City Fee: 5%
- Sales Tax: 6.5% (applied to rental amount & taxable services)
Taxes are mandatory by Florida law and may change if required by authorities.
5. Cancellation by Owner / Force Majeure
If the owner must cancel due to unforeseen circumstances or force majeure:
- A full refund of all payments will be issued.
- No further claims against the owner are possible.
Situations may include natural disasters, property damage, or safety issues.
6. Changes to Booking
Changes of dates, number of guests, or length of stay:
- Are subject to availability
- May incur fees
- May be treated as a cancellation if they reduce the rental period
7. No Show / Early Departure
- No Show: 100% of the rental amount is charged.
- Early Departure: No refund is provided.
8. Security Deposit
A refundable security deposit may be required.
It will be refunded within 14 days after departure if:
- no damage occurs,
- no excessive cleaning is needed,
- and villa rules were respected.
9. Insurance
Guests are strongly advised to take out travel insurance and cancellation insurance that covers:
- illness
- accident
- delayed flights
- natural disasters
- and other unforeseen events
10. Governing Law (U.S. Law)
All bookings, contracts, disputes, and legal obligations related to Villa Melusina are governed exclusively by:
The laws of the State of Florida, USA.
Venue for any legal action is:
Lee County, Florida.
